Farmers claimed that the Greater Noida authority has not increased the compensation rates for agricultural land, even though the rates for industrial land have been surging with each passing year. The Uttar Pradesh government has also advised the authority to acquire more agricultural land due to rising investor interest, said officials. Currently, the authority offers Rs 4,125 per square meter, while the market rate is between Rs 15,000 and Rs 20,000 per square meter.

Noida: The Greater Noida Industrial Development Authority (GNIDA) is planning to raise the price for buying agricultural land from farmers. At present, the rate is Rs 4,125 per square meter (sq m). However, farmers from 21 villages are not ready to sell at this price saying that the rate is outdated.

The new rate will be finalised in the next board meeting of the Greater Noida authority. The date of the meeting has not been announced yet. Back in June, the authority announced plans to buy about 600 hectares of land from these villages for industrial use, especially with the Noida International Airport expected to boost local growth and attract investors, said officials.

Ravi Kumar NG, the CEO of the Greater Noida authority, stated, “We have noticed that the land purchase rates have not been updated regularly. This has led to a gap between our buying prices and current market rates. We have asked the Gautam Budh Nagar district magistrate to help increase these rates to make sure farmers get a fair deal. We will discuss this in our board meeting.”

Farmers frustrated

Farmers claimed that the Greater Noida authority has not increased the compensation rates for agricultural land, even though the rates for industrial land have been surging with each passing year. The Uttar Pradesh government has also advised the authority to acquire more agricultural land due to rising investor interest, said officials.

Rates of agricultural land at present

Currently, the authority offers Rs 4,125 per square meter, while the market rate is between Rs 15,000 and Rs 20,000 per square meter. “Farmers are not willing to sell their land at Rs 4,125 per square meter when the market rate is so much higher. The authority should have adjusted these rates regularly to match market values,” said Manveer Bhati, a farmer leader.

Besides the 600 hectares, the authority is also struggling to buy small pieces of land in partially developed sectors due to farmers’ reluctance. This issue has slowed down infrastructure projects like road construction. Last month, attempts to buy land from 21 villages at the current rate failed as farmers refused to sell.

Maneesh Kumar Verma, the district magistrate of Gautam Budh Nagar, said, “We have discussed the situation with the Greater Noida authority and will take necessary actions regarding the rate increase as required by law.”
